CoreStaff Darwin are seeking an Experience Commercial Property Manager for a local real estate located in the heart of Darwin City. This role will see you working in a permanent full-time position with our client.
Purpose:
The Property Managers role is to manage a portfolio of properties with the agency in the best interest of our clients (Landlords) and the agency whilst upholding the systems and procedures and reputation established by out client.

Key responsibilities and duties
- Manage the properties in your portfolio
- Undertake inspections
- Prepare agreements to lease
- Inspect vacant properties
- Undertake routine inspections
- Meet contractors on site and provide access
- Interview, qualify and place tenants
- Maintain knowledge of market conditions
- Negotiate, approve applicants and prepare leases were required
- Complete all required paperwork for new leases and disclosure statements
- Instruct solicitors and get leases executed
- Collect rental payments and security deposits
- Ensure property is ready for new occupants
- Ensure compliance with relevant laws and regulations
- Enforce Terms of the Lease Agreements
- Establish appropriate rental rates through market research
- Ensure funds available for creditor payments
- Coordinate default proceedings
- Check & approve invoices for payment
- Keep records up to date
- Manage the handover of new tenants into the property.
- Investigate and resolve occupants’ complaints
- Maintain timely communications with tenants.
- Monitor and complete maintenance and repairs timeously and cost effectively
- Ensure security of premises
- Organise ingoing and outgoing inspection and prepare inspection reports
- Apply preventative maintenance programs
- Oversee capital works
- Negotiate and manage contractors works.
- Current Real Estate Representative Registration
- Current Driver’s License & roadworthy vehicle
- Good Understanding of accounts and trust accounting
- Knowledge and compliance with the Residential Tenancies Act, Privacy Act and Anti-Discrimination Act
